TH Property Enhancement

Developed in response to a request from a real estate client, this proposal explores how targeted design interventions can unlock the market potential of an apartment in the Porta Nuova area of Milan that had remained unsold for an extended period.

The strategy considers the property’s potential across different scenarios of value creation, including resale, long-term rental and short-term tourist accommodation, allowing the project to respond flexibly to different market opportunities and investment strategies.

A targeted spatial and material refurbishment identifies what the property needs to become more distinctive, desirable and valuable to its future owners or users. The proportions of the spaces, flooring patterns and existing architectural elements are carefully considered to give coherence and character to the interiors, while the project’s technical choices are defined to ensure that the design intentions can be translated into practical, buildable solutions.

Through a focused intervention, the property can thus be transformed into a more distinctive, desirable and competitive asset, enhancing both its overall quality and its appeal on the market.
